The returns are measured against the French Cost of Construction Index - l'INSEE - http://www.insee.fr/en/indicateur/indic_constr/indic_constr.asp. The rent return is payable quarterly on 15 April, July, October and January.

Provisional delivery date of the villas is, as stated above either December 07 or May 08, depending on which villa you choose.

Notaire's fees will be approximately 3% as the properties are new build.

Personal use must be notified before 31 December each year before for the following year's use, with a form to complete being sent to you by 1 November.

Personal Usage

High Season - 15 June to 31 August - reduction of 25% off the listed public brochure price in your own villa or 20% in a bigger villa or one on another development managed by the same managing agents.

Mid-Season - 1 May to 15 June and 1 September to 15 October, plus school holidays of All Saints, Christmas, Spring Half Term and Easter - reduction of 35% off the brochure price in your own villa or 30% in a bigger villa or one on another development managed by the same managing agents.

Low season - 15 October to 31 April except school holidays as above - reduction of 50% in your own villa or 40% in a bigger villa or one on another development managed by the same managing agents.

All bills (water, electricity etc) are included in this price, except the option for a heated pool. Your personal usage charges will be paid by deduction from your rental yield payments.

You also have 20% discount on the extra services provided by the leasing company at the development:
Breakfasts, catering, linen for the house, daily clean if required, baby sitting services, shopping services, airport shuttle trips, pool heating, all other personalised services.
