Overview

This property of standing is a nicely finished, modern villa with a twist - it can be separated into two apartments. So you have many possibilities here: rent it out as two separate entities, sharing the pool and gardens, or rent it out as one unit. The villa could sleep up to 12 or 14 people in total over the two floors if you include either the addition of bunk beds in one of the bedrooms on each floor or sofa-beds in the living rooms.

Alternatively, you can live in (or use as you wish) one of the apartments and either rent the other out or put your house guests there so that you retain an element of privacy and space while still looking after your guests.

This arrangement also means that this is an ideal property for a dual purchase. This is becoming an increasingly popular method of purchasing a property so that you get the extra space you need or that pool you have always hankered after, that you might not have the means to buy alone.

So let me take you on a tour around the villa.

The house lies on a quiet road close to the edge of the village and is enclosed by a surrounding boundary wall, with electric black-painted gates to enter. A gravelled drive leads up to the villa itself.

The Upstairs Apartment
Entry to the upstairs apartment is by the main entrance hall (11.06m²) from the villa's front doors. There is access from here into the downstairs apartment through a lockable door. When the apartments are used separately, the downstairs apartment can be accessed at the side of the house.

The entrance hall floor, along with the all of the upstairs apartment, is tiled with gorgeous cream-coloured marble floor tiles, quarried in Laurens itself.

There is a shower-room just off the entrance hall (2.60m²) which is for the upstairs apartment's usage. There is also a large built-in storage cupboard. Up the hardwood staircase and you arrive in a hall with corridor (6.13m²) off. To your left lies the living room (27m²), which runs the full width of the house, front to back. French doors open out onto a south-facing terrace (12m²) - perfect for eating out on on those balmy Mediterranean evenings... and, my goodness, WHAT a view!! (See photo opposite)

In front of you at the top of the stairs lies the kitchen (10.80m²), with oak panelled units. The electrical appliances will be taken away so you have the choice of either bringing your own with you or adding new to your taste.

Down the corridor lie three bedrooms; the master bedroom (11.23m²) with bult-in cupboards with sliding mirrored doors and en-suite bathroom (6.54m²) (bath with shower over, bidet, wc, sink) which is also accessible from the corridor for the other bedrooms to use; bedroom 2 (11.00m²) with built-in cupboards with sliding mirrored doors; and bedroom 3 (9.70m²).

Downstairs Apartment
This is the smaller apartment and consists of a living room (18.00m²), small kitchen at one end of the living space (3.32m²), two double bedrooms (9.70m² and 8.56m²), shower-room (2.80m²) and utility room (7.22m²) with access to the garage.

Outside
The beautiful pool (8m x 4m) has mosaic tiling with a dolphin inlaid at the bottom. The pool-house sits just at the end of the pool area, but tucked away, housing all the equipment necessary to run the pool. There is also an outside shower here.

The plants surrounding the pool area are mature and verdant, and make an extremely pleasant setting for the pool area, daytimes or evenings, meaning that larger numbers could eat outside down here, making full use of the built-in stone barbecue.

The games room is attached to the left of the house as you look at it and measures a full 30m², so could easily become further living accommodation if required.

The garage (18.70m²) lies to the right. Heading around the side of the garage, you find the boules pitch and a grassed rear garden.
